SUBFLOOR PREP
Some floors may need sub floor preparation. Timber floor may need floor boards replaced or re fixed down and they may even need plywood fitted over the whole floor do it to become a suitable sub floor.
Concrete floors should be flat or level and have a low moisture content. The moisture can be checked using a moisture meter which gives a reading of how wet or dry the floor is, if the floor has a high moisture level a damp proof membrane can be fitted. This can be in the form of a visqueen or a liquid dpc can be used.
All floors should have a low moisture intent if fitting a wooden floor.

Dealing with Expansion
All timber floors need some kind of expansion
The hearth could be lifted to allow the floor to move under it, or if not lifted a discreet bead could be used to allow the floor to move towards it.
Can be taken off then put back in, if this is not possible a small beading can be used, and another option is to undercut the skirting to allow the floor to go under the skirting.
Laminate Floor Fitting
Laminate Flooring and Tiles – Laminate can be very hard wearing and affordable. New modern Laminates can be difficult to tell the difference between this and hardwood and can be very reasonably priced if on a budget. They come in many different finishes including tile effect which is difficult to distinguish its material from look and has to be touched to confirm its material. Laminate is a man made floor, so is far more stable than a hard wood. There is no natural finish to the
floor so it can be very hard wearing for pets and children.
Solid Hard Wood Floor Fitting
Solid Hard Wood – Real wood is natural and is far warmer to touch and look at than a laminate. The Tones are not man made so has lots of natural tones. Three are different grades of real wood timber.
Solid hardwood can be nailed to the floor at ninety degrees to the floorboards. If you want to change the direction of the floor you need to lay plywood then the process of laying the floor can continue, solid hardwood can be stuck directly to a sound and well prepared sub floor, gluing a solid board together in the tongue and groove is not recommended as this could result in the tongue breaking of a solid board is more susceptible to moisture and will expand and contract so an expansion gap must be left around the whole floor which would be covered up by skirting or beading.
Graded Timber Floor Fitting
Grade of Timber – Premium Grade is the cleanest timber as it has minimal noughts and variance in tones. This tends to be the most expensive board ranging from £45 per SQM – £100 per SQM. The Grades of floor go down from A grade having the least natural noughts and markings to E grade containing the biggest variance in the noughts and tones but also in the milling of the boards this grade tends to be the most reasonably priced. Regardless of the grade of timber it is down to personal preference into which look you prefer where one customer will like the rustic natural variance of tones in a floor of a E grade Board and other customers will prefer a cleaner finish of the premium board. The actual grade of floor makes no difference in durability in the end of the fitted floor it is just down to preference in appearance.
Engineered Hard Wood Flooring – This type of Hardwood is far more stable than a solid hardwood as it can take a higher moisture content. It can be fitted in areas containing underfloor heating. It is also less susceptible to expansion and contraction with the change in the seasons. This floor still has the ability to be sanded and resealed as many times as a solid floor due to its ware lair. It ages naturally over time and any blemishes add to the character of the floor so chips and scratches are less noticeable. The cost varies between the wear layer and the length and width of the board selected. The longer and wider the board the more expensive it tends to be.
An engineered board is made up of a plywood base layer with a hardwood wear layer, engineered boards can be nailed and stick to a timber floor in the same process as a hardwood floor, it can be glued together which allows you to use it as a flooring floor over timber floors or concrete, an underlay/insulation is required if using the floating method, some can be used for going over underfloor heating, it is a very stable board and is not as prone to moisture as a solid board, an engineered board can be sanded the same amount as a solid board down to make up of both boards.
Herringbone Flooring – This flooring is very fashionable and is also available in engineered pre finished saving labour costs in sanding and varnishing the floor once fitted.
It comes in a few forms – solid pre-finished or solid unfinished both can be stuck directly to a well prepared sub floor. An engineered pre-finished or unfinished these can be stuck to a well prepared subfloor or they can be glued to become a floating floor using an underlay/insulation.
FLOORING REPAIRS
Some floor may get damaged, depending on the insulation method they may be able to be repaired, boards can be cut out even in the middle of floors and a repair carried out without lifting the whole floor.
If a floor has expanded and has started to show signs of lifting (a bit of a lump in the floor) this could be because it has expanded and is pushing off a wall, fire place, or even a door frame and is not able to move anymore, this can be repaired by cutting back some of the floor and with additional flooring the repair can be made.
